Sagging Wrought-Iron Estate Gate, Bratenahl
The homeowner called us after their 40-year-old wrought-iron gate had dragged so long it wore a groove into the driveway concrete. The top hinge had completely sheared where the pin met the jamb plate, and the bottom hinge was two washers away from failing the same way. We fabricated a new heavy-duty hinge pin on-site, welded a reinforced jamb plate, and reset the gate with proper fall so it swings free with two fingers. The gate closes like the day it was hung. Done right, and backed in writing.
Dead LiftMaster Slide Gate Opener, Westlake
This was a 2016 LiftMaster CSL24V that had been baking in a south-facing equipment box since installation. The control board showed salt corrosion from Westlake’s winter road treatments, and the chain hadn’t seen grease in years. Rather than patch it with a board swap that’d fail again in eighteen months, we installed a current-model replacement with a sealed NEMA-rated housing and set up a maintenance schedule. We programmed four remotes, two keypads, and the homeowner’s phone app before we left. Most jobs we finish in a single visit, and this was one of them.
Rusted-Out Chain-Link Driveway Gate, Old Brooklyn
Old Brooklyn’s older homes sit close to the street, and this gate was the only thing keeping the dog from greeting every car on Memphis Avenue. The bottom rail had rusted through where leaves collected every fall, and three pickets were missing where a snowplow had clipped it years back. We cut out the rotten section, spliced in new rail stock with galvanized sleeves, replaced the missing pickets, and swapped every bolt for hot-dip galvanized hardware. It’s not pretty like a wrought-iron job, but it’ll outlast the fence it’s attached to. A square deal: upfront price, no surprises on the bill.
FAAC Hydraulic Swing Gate Leak, Shaker Heights
The FAAC 415 had been dripping hydraulic fluid down the brick pillar for two seasons before the homeowner noticed the gate opening slower on cold mornings. That’s the thing with hydraulic openers in Cleveland, the temperature swings from 15 degrees to 55 and back will find any seal that’s starting to go. We drained the system, pulled the cylinder, replaced all O-rings and the rod seal with FAAC factory parts, refilled with proper ISO-grade fluid, and pressure-calibrated both directions. We’re trained and equipped on nine gate-automation brands, FAAC included, so the correct fix gets made on the first visit.
Bent Aluminum Driveway Gate from Vehicle Impact, Parma
Teenage driver, tight turnaround, aluminum gate that took the hit instead of the garage door. The horizontal rail was kinked six inches out of plane and the vertical stile had twisted where it met the latch post. Aluminum doesn’t bend back clean like steel, it’ll work-harden and crack, so we sectioned in new rail stock, TIG-welded the joints, dressed the welds, and color-matched the powder coat as close as 42 years of gate work gets us. The latch realigned to within 1/16 inch. We will be there when we say, and we stand behind it.
Failed Ghost Controls Solar Opener, Kirtland Hills
Kirtland Hills has gorgeous mature trees and not much grid power running to long driveways, so solar openers make sense until they don’t. This Ghost Controls system had been installed with a single 10-watt panel in partial shade and two batteries that had sulfated after three winters. We relocated the panel array to a south-facing clearing on the property line, upsized to four AGM batteries in a vented box, and added an AC trickle charger for the gray weeks of February when Cleveland sun is more theoretical than actual.
